How short-term rental income is counted

There are three ways to bring the income to the file, from strongest to softest:

  • Operating property with a year or more of history: the trailing Airbnb and VRBO statements feed the ratio straight in. This is the tidiest file there is, and it is exactly why a seasoned, permitted STR commands a premium when it changes hands.
  • No history, lean on long-term rent: the loan qualifies on the appraiser's Form 1007 market rent as though it were a plain long-term rental. Given how well Indiana's long-term rents already pencil under the 2% tax cap, this lane frequently stands on its own, and it is the one we push hardest, because a deal that works on long-term numbers treats the nightly upside as gravy rather than a bet the loan depends on.
  • No history, run a projection: a handful of programs will take an AirDNA-style forecast after a haircut, usually 20–25% off the top (some cap you at 70–80% of projected revenue), and they tend to want a larger down payment and heavier reserves to go with it.
